On the home inspection you should take it a step further and make darn sure you get a good inspector. I've used them more than once on buying homes and they're not all equal so make sure you check them out good. Not sure but maybe Angie's List might be good for that. Those are some great tips. It's been years since we bought our last house. On our inspection, they checked to make sure everything was working but I don't recall any measure of how energy efficient things were. We've had friends negotiate prices down 30% below asking . . .And I'm wondering . . . in the US, if I remember correctly, the inspection does not include the home's energy efficiency???
